The only book you'll need to manage rental real estate

This book explains all facets of managing rental dwellings or farmland and the tax implications that go along with it. The book is easy to read, easy to index, and includes lots of good examples of things like depreciation schedules or tax return schedules. If you are thinking about buying rental real estate, or already own rental real estate, this book will easily pay for itself with all of the legal tips it provides on minimizing your tax bill. It's a very handy reference for those just starting out with rental properties. Some of the example spreadsheets look a little dated, but are easy to replicate on modern spreadsheet programs (Microsoft Excel for example).

I purchased this book several years ago after I purchased a 10-unit apartment building which I subsequently managed myself. I also do my own taxes. I found the book to be in invaluable resource guide. The ONLY book of it's kind (I probably have 20 on my shelf). Holmes shares his experience with IRS audits of property owners. He knows the tax code inside and out and the best ways a property owner can utilize it to their advantage (legally and above board, no slick marketing, just examples of what works).

Holmes skips the hype that almost every real estate investing book seems to love pitching. He has invested in real estate himself and has done taxes for hundreds of customers. He shares specific information about each form, how the IRS views the information (ie tips on avoiding an audit) and gives very detailed examples of Schedule E, Depreciation calculation, vacation homes and other topics.

There's an excellent section on 1031 exchange which I'm re-reading. He answers questions about state taxation issues and gives a detailed example of how California's aggressive tax stance on property sold within it's borders can be avoided by using a 1031 exchange into another state. This chapter gives a step by step calculation of how to calculate the deferred capital gain in an exchange, something I looked for on the web to no avail. It's also not in the IRC.

This book continues to provide me with answers I can't seem to locate anywhere else. A must purchase for small rental real estate property owners.

I agree completely with the previus review. This is simply the best book on the subject for the general reader. However, it should be updated. It is now 5 years old.

After reading many books on the subject of different forms of business and taxation/liability issues, I found that Bruce D. Bernard's book was the only source that was comprehensive enough for me. This book does a fine job of exploring the details of alternate forms of business as well as summarizing the various forms of business. This book enabled me to do a complete analysis of my decision using my numbers and the facts that were presented in his book. I hope he updates his book soon.

It's is a fascinating book on accounting, especially on the part of consolidation, where the author's is direct, approachable, explicit and easy to understand. But there is hard to find a book to suit all kinds of students and needs. Say, there is not enough discussion on FRS1 Cashflow Statements. On the other hand, it would be good if the writer can issue a workbook, which he had done before, with questions set on all levels. Overall, this is a good book to keep and refer.

Thumbs Up!

Paul Gee carries on a generation of one of the best accounting titles available which was first started by Spicer and Pegler more then 90 years ago. Written in the context of UK accounting framework, this book covers all the latest introductions in the world of accounting. Recommended by most teachers due to the excellent explanation and coverage of Consolidation Accounting, Paul Gee will not disappoint you on the rest of the accounting areas. Recommended for 'Power Users'!

Tax Law Design and Drafting

This book examines the development of tax legislation from a comparative law perspective, an area in which very little of a general nature has previously been written. Based on the experience of the IMF Legal Department in assisting many developing and transition countries to draft tax legislation, it comprises contributions by tax experts from around the world.

This useful guide aims to identify the legal issues that arise in the drafting of tax laws and to examine the various solutions which have been devised in national legislation. A comparative tax law bibliography and a bibliography of the national tax laws of IMF member countries are included in appendix.

Its practical nature and the general scope of its discussion will make it a valuable tool not only for officials in developing and transition countries and their advisors, but also for students, academics and practitioners with an interest in comparative tax law.

Very Useful Resource for Nonprofit Managers
Helpful Votes: 1 out of 1 total.
Review Date: 2006-09-08
Bruce Hopkins has made an industry out of advising charitable organizations on tax laws an other government regulation that affect them. This book was spun out of a much earlier edition of Hopkins' better known "The Law of Tax Exempt Organizations" (now in its 8th Edition) and focuses on the rules for donors who give and charities who receive charitable donations.

This is a technical book, aimed at larger charitable organizations and professionals - attorneys and CPAs, in particular - who advise large and small charities. While a secondary reference, it does an excellent job of explaining and directing you to applicable laws, regulations and IRS rulings. It's not a book you are likely to sit down and read cover to cover. But it is a reference that nonprofit professionals and their advisors are likely find extremely useful.

Caution: The book has not yet been supplemented for the August 2006 changes imposed by the Pension Reform Act of 2006, but otherwise it is current, thorough and authoritative. I am sure that Hopkins and Wiley will have an update out soon.

Highly recommended.

Great Overview Book

Review Date: 2005-03-17
Taxes related to a small business are complex and even a little bewildering if you haven't gotten into them before. But as this book says, they're not rocket science difficult.

Here in one book is a general introduction to the major business taxes that we all have to face. In addition there are comments based on experience such as: "Few people ever file form 5213 (Election to Postpone Determination that Activity is for Profit), and for good reason. It draws the IRS's attention and may invite an audit." This kind of advice is hard to find in real life, but here the author has enough experience in the area to make such statements.

Most of the book is on the standard kinds of accounting records you'll need to keep, the limits and philosophies that the IRS follows, etc.

A book you must buy!

I recommend this book to individuals who run a small business or plan to start a small business.

This is a great book that goes through some tax fundamentals that all small businesses should know. Fredrick Daily has a great talent with translating complicated tax issues into plain English. The book goes through fundamentals areas such as tax basics, deductions, C and S corporations, fringe benefits, and etc.

At the very least, this book has prompted a look back at how my small business' tax structure is set up.

For those who care to save time and money, this is the book for you.

After reading a review of this book in the Los Angeles Times I went and bought this book for myself. I skimmed over the various chapters and have read the ones that were most important to my situation. I certainly agree with the very favorable review it received in many ways. But, most importantly, you don't have to be a millionaire investor to get a wealth of information that this book provides. Easy read, too!

A disclaimer at the beginning of Taxes for Online Sellers: A How-To Guide for Individuals on Federal Tax for Internet Sales warns that if legal advice is required, the competent professional help should be sought. That being said, Taxes for Online Sellers is an excellently researched guide to how American tax laws work with regard to online sales, whether or not one is considered a business, which income must be reported, what records of online sales are necessary to keep, how to keep track of one's income, inventory, and expenses, taking depreciation into account, specific big-ticket sale items such as business equipment and vehicles, and much more. An extensive appendix listing a wide assortment of reproducible tax forms, a glossary, and an index round out this enthusiastically recommended primer for anyone considering or engaging in online sales on amazon, ebay, or their own website.

Taxes for Online Sellers was written as a small business tax guide, especially for the online seller. It covered all my questions I had about my internet income. It is easy to read and even includes copies of the tax forms in the back of the book for reference. It gave me specific, line by line, instructions for filling out my tax forms. It explained how to handle inventories and what I buy at yard sales and flea markets. There's a website for updates to the book, so you don't have to buy a new version every year to find the new tax laws. This is definitely a keeper and well worth the price.

I stumbled upon the first edition quite by accident in the International Tax section of a law school library years ago. I have recommended it to my students ever since. The materials are clear, amusing, and delivered in short chapters. I can't praise this little book highly enough.

As a law student, taking income tax, I found this book very helpful.

Most study materials are dry, outdated and horrifyingly boring. Richard L. Haight avoids this typical study book genre by interweaving a series of correspondence letters with tax concepts. I found myself drawn into the compelling story. At the same time, I became proficient in tax. At times, I was more concerned about the fate of the kingdom than the outcome of my grade.

The story aside, Haight presents a well organized study manual. Each chapter presents a different tax concept, making them easily assessable for quick reference. He imparts each concept in a clear and concise manner. I found this format easy to grasp and learn.

I highly recommend this book to any law student taking income tax. It will greatly help you as it helped me. If you are not a law student and curious about taxes, this book by far is best suited for you.

Oh yeah, I received an A.
