The author keeps using the term "do this exactly as the IRS states... or your exchange will be toast". He gives explicit advice such as BUY the replacement property within the 45 day ("list") window after selling the old property (instead of the allotted 180 day window) to help ensure the acceptability of the tax-free exchange process. Good solid advice to save lots of money.

Real Estate has always been my favorite investment. Deferring Taxes is also good. The book - "Exchanging Up" ties both together. With the clearly written information therein, I have closed at least Three "1031" real estate transactions, without fear of any IRS confrontations. The book removes the mystery of Taxing Authority"s 1031 Provisions.

I was already somewhat familiar with the material in the book. However we are using a 1031 to build another investment property. I gave my copy of the book to the builder as he was totally unfamiliar with 1031's and what we wanted to do. Gary's book brought the builder up to speed with what we are trying to do. It helped greatly in answering any of his questions and gaining confidence in the process we needed to go thru for the "Non-Safe Harbor Reverse 1031 Construction Exchange" we needed to do.

So what the heck are "tax lien instruments" and why would you want to invest in them? That's what I asked myself when I picked up this book. By the time I was done reading, I not only had the answers I needed, I couldn't wait to get started!
As you'll learn in this complete how-to from Jamaine Burrell, there's enormous profit to be made in the little-known, but high-yield goldmines found in tax liens and deeds. IF you do it right. With these tax lien secrets, proven ideas, and hands-on hints compiled from thousands of hours spent talking to the tax lien pros, it's a can't miss. Yes! If you know what you're doing, you can take advantage of high tax lien returns, with little or no risk. And this book shows you how--from start to finish.

Tax lien investing is interesting. They are touted as a surefire winning ivestments and many "experts" offer training costing thousands of dollars to "train" you on how to invest in these "goldmines". Do yourself a favor, buy this book and avoid the seminars. You are going to learn by experience and this book will help you get started. The seminars are simply going to part you and your money. Tax liens are not as easy as they sound. You cannot simply go down to the courthouse and buy a 25% lien. Most people trying to get you into this game neglect to mention the fact that large companies will flood the market with lowball offers to obtain a majority of the better tax liens.

Tax lien and tax deed investing are complicated subjects, made even more complicated by the huge variations in laws from state to state. This book explains the different details with great clarity.
The book opens with general chapters that explain why the differences between tax liens and tax deeds, the things an investor must consider when planning such an investment, and guidelines that will help make the process more comfortable. For example, even an experienced investor may have little experience with auctions, which is the method most governments use to sell tax liens and deeds - "The Complete Guide" has tips on what to bring and do in those situations.
Also in the early chapters, Burrell uses real world examples to help explain points - showing, for example, the forms used to register for an auction in Los Angeles. Later, Burrell discusses subjects like foreclosing (the painful part for those of us without thick skin) and getting financing for a tax lien or tax deed investment.
However, the key parts of the book are the tables (I think there are about 20); Chapter 12, which has a comprehensive breakdown of the different state laws; and the exceptionally comprehensive, 60-page (you read that right!) glossary.

From reading the cover you might think this is another get rich quick idea. After reading the book, however, you'll find a hype-free matter of fact approach. All the benefits and pitfalls (at least that I could think of) are covered. I went to a seminar where someone pitched an expensive package of services to help someone who wanted to invest in tax lien certificates. Instead I bought this book. It will answer your questions and help you decide if you want to proceed. What the book does not include are all the little details you'll need to actually execute a purchase. This varies a lot by state and would require the book to double in size. So, if you just want to know about these investments, I recommend this book. If you are ready to invest, you'll need more information.

I won't waste your time with repeating the same things everyone else has said. This is the best book for first-time home buying in SoCal; you won't lose money or time with this book. Gratuitous advice if you are buying in SoCal for the first time:
1. Things are done a little differently out here, so DO NOT listen to people from other states regarding need for a lawyer on every purchase; the escrow agency takes care of most of those details unless a problem arises. Just follow the book...it will guide you well.
2. If the home inspection report mentions a horizontal furnace related to Consolidated Inc. in the past, DO have your furnace inspected even if the serial number does not show a recalled NOx rod (see your home inspector, or a CA home inspection manual)...the Consolidated/Premier furnace that came with my place needed to be replaced despite not being on the recall list because of a fire hazard (eep!).
3. It's also handy to have a home inspection manual anyway so that any repairs you perform as a DIY'er won't cause problems down the road on resale, if needed.

I purchased this book because I was a first time home buyer and the information and tips I got from this book were wonderful. There was a tip about calling local title companies to find out who they think are good local real estate agents. I called for a recommendation, and it worked wonderfully! I found a great agent using that tip and I am extremely pleased with how everything worked out. The extra knowledge I acquired from this book was very helpful throughout the whole home buying process. It is an easy and fun book to read. The authors give stories from their personal experiences and also provide explanation of terms, etc. I would recommend it to any one who is going to buy a home.

This book rocks! It is well written, clearly organized, full of incredibly useful insights and obviates the need for any other books. Purchasing property in the Golden State is hugely complicated and this book unravels the knots and truly educates the potential buyer to the point that ones agent will be impressed. Every aspect is covered and in such depth that I truly believe it helped me negotiate the best price and the best mortgage terms. I fully understood all the steps and when it came to final closing costs, I was impressed that I was able to accurately predict exactly what those would be ...no shocks here. I highly recommend this book.

This book is the only book you will need if buying a home in California. I am in my early thirties and knew nothing about the housing market in California until reading this easy and thorough guide to California home buying.
It provides a detailed and easy to understand guide to preparing oneself for entering theCalifornia housing market. The book is broken down in comprehensible, step by step chapters covering a wide range of subject areas. There are plenty of worksheets designed to help in your home search (practical and financial) as well as plenty of real life examples that illustrate common inquiries, pitfalls and scenarios.
I live in Los Angeles and was very intimidated by the insanely competitive housing market. This book has gotten me over these worries and am now working confidently with an amazing broker in looking for the house that's right for me. Don't bother with other guides, this is honestly the only one you will need!

I have been a landlord for 12 years. Every few years I purchase a revised version just to be sure that laws haven't changed that I should know about. This book is a must if you have rentals in California. It is very easy to understand, it has all the forms you may need on CD and can be referred to quickly when questions come up. I feel I am a better landlord because of this book. I have also loaned it to my friends when they felt that their landlord had not be treating them fairly. They also found it very helpful. I wouldn't be without it.

I read through the book before renting my place, and it provided me with very useful tips on the legality of various aspects of renting one's place. It also had templates and forms which were very handy, in drawing up a lease, issuing a receipt or generating a checklist. I would recommend this book for any landlord, whether you are renting out one house or multiple.

If you're in the real estate rental business in the state of California you need this book to start out, survive, and thrive in this business. The NOLO books are written by lawyers for lay people.
The "California Landlord's Law Book: Rights and Responsibilities" covers all ground and gives you more than a legal or business understanding of real estate rental (rare but detrimental scenarios and important topics are discussed, such as Discrimination, Self-Help Evictions, Landlord's Liabilities for Dangerous Conditions and Criminal Acts, etc.)
This law book also contains all the forms you will need, both at the end as apendix and on a CD. The book is very thorough and every new edition stays abreast with the latest rental law changes in California. The only downside (unavoidable) is that every so often NOLO publishes a new edition thus somewhat outdaing previous ones.

This was the only book I needed to become a landlord in California. With the included forms on CD, I was able to easily create a lease for my tenants and feel confident that I was doing everything legally. I read the relevant sections of the book and will keep it on hand if any rental problems show up. I am very satisfied with the book selection.

Understanding the tax implications of your investments is one of the most important things you can do as a current, or aspiring real estate investor. While Mr. Williamson's book will not make you a "tax expert" it will give you the foundational knowledge you will need in order to intelligently converse with your attorney/accountant, and to make wise investing decisions.
Chapters include information on: capital gains, tax basis, exclusions, exchanges, installment sales, and trusts. I have personally given this book to new agents in my company in order to familiarize them with the tax implications of real estate investing.
In the spirit of full disclosure, I should say that I am an attorney, real estate broker, investor, trainer, and author of another unique and highly readable book on real estate investing that can also be found here on Amazon -- The WealthLoop Series Beginner's Guide to Building Wealth Buying Houses: The Foolproof Roadmap to Real Estate Riches Without the Risks and Hassles of Landlording. Unlike many real estate investing books, it is written to be a genuine "How To" book that "takes you by the hand" and walks you through a step-by-step process for getting started in real estate investing -- investors across the country are giving it rave reviews. The book also includes sample leases, forms, and checklists, so that you can actually go out and implement the investing strategy it teaches as soon as you're done reading. You might want to check out the companion CD too -- The WealthLoop Series Beginner's Guide to Building Wealth Buying Houses (Combo Audio/Data CD): Author's Audio Commentary Plus Downloadable 32-page Marketing Manual, Checklists, Spreadsheets, and Forms.
A related program that's well worth checking out is:
The WealthLoop Series Beginner's Guide to Personal Wealth Creation (Combo Audio/Data CD): Audio Seminar With Downloadable 40-Page Action Manual and Active Link Library.
I believe that Williamson has written an informative book that's worthy of your time. Buy it if you are serious about making a success of real estate investing.

I have read a number of books about real estate tax planning, and this is by far the best. It is clear, to the point, and very readable. The author goes through the basics of how a capital gains basis is calculated, rules about stepping up basis, primary residence exclusion rules, etc. He then discusses various ways of deferring or eliminating capital gain consequences via 1031, installment sales, private annuity trusts, charitable remainder trusts and Roth IRAs. The chapter on private annuity trusts is one of the least known, yet most valuable strategies that exists. Buy this book!

Purchasing or selling a house ranks among the most stressful events in life, in no small part due to the legal complexity of the closing itself. It is never a stress-free process, and participants are well advised to read as much as possible before agreeing to terms and concluding the sale. Once the closing is finished, there's no turning back. A little bit of knowledge can save thousands of dollars and avoid weeks -- or longer -- of sleepless nights.
This book provides a lucid, readable and highly practical introduction to the entire process. The book covers the pros and cons of using attorneys; offers useful tips on finding the best real estate agent for the sale; and in clear language explains the avalanche of legal terms that can overwhelm even the most educated buyers and sellers. The book is loaded with charts and to-do lists (e.g., examples of home inspection forms, checklists for moving day, etc.) that make it a useful resource in many ways.
If my wife and I had used a book like this when we bought our home five years ago, we'd have been able to negotiate conditions that would have saved us at least $4500. Fortunately, we won't be so ill-informed next time.

Closing on a home is one of those dreaded but unavoidable life events. Like death and taxes, we all yet sooner or later. Michelle Blain has done a superb job of dissecting a very complex and tedious subject. She even managed to make the reading interesting and enjoyable.
This book is much more than your typical "how to" book. It is truly a comprehensive guide that can help you survive the buying or selling (and closing) of your home. You may even profit if you take this advice to heart and structure the deal correctly.
I've bought and sold several times before reading this book. I got this book as I was preparing or my last move. It was my best moving experience yet and I even managed to reduce the closing costs for my new home which paid for this book many times over. What an unbeatable combination - an enjoyable read and saving money!

Where was this book when I closed on my house? This book provides excellent guidance through one of the most stressful transactions anyone will endure. Its sage advice will prove useful to home buyers and sellers alike.
More than a basic explanation of the real estate closing process, Your Real Estate Closing Explained Simply delves into the entire process of buying or selling a home from start to finish. Readers will get detailed information about deciding whether or not to use various professionals like real estate agents or attorneys, important information about the different inspections the property should undergo, guidance about financing of the home, and even helpful tips for moving day.
One would think that a book about a legal transaction would make for pretty dry reading. That's simply not true with Your Real Estate Closing Explained Simply. Speaking in terms that anyone could understand, Blain takes care to break up particularly complicated sections of the book with helpful anecdotes to illustrate that section.
Your Real Estate Closing Explained Simply took all of the mystery out of the real estate closing process. I'm certain, now, that the next time I buy or sell a home, I won't toss and turn during the night before the closing. I can sleep soundly knowing that I already know what's going to take place the next day.

Attorney Burda has done the impossible, writing a "black-letter law" treatise in an easy-to-read and enjoyable style.
Practitioners will find it informative for its nuts-and-bolts practice tips, while members of the public will take away a 'how-to' roadmap (with forms!) when planning to protect themselves and their families.
I recommend this book without reservations -- not only for attorneys practicing in this field, but for smart individuals across the nation who attempt to balance the scales of justice while usually suffering inequitable treatment under the laws.

The idea appears to be sound and anecdotal examples are given but no actual examples of the various agreements required. It would be easy to give actual real examples even if they were not appropriate for all readers. Unfortunately, the author died. I hope he had an LLC for his cottage!

This is an excellent book, very well-written. The author advocates for use of limited liability corporations, but sets out some information about the other choices. It is very easy to understand -- not always the case with books presenting legal concepts.

This is a good little book. It is well worth the read for anybody interested in estate planning. People who have a cottage, a vacation home, a farm, a retreat or some other form of real estate that the family tends to enjoy should read this book if they want to keep that property IN THE FAMILY for generations to come. And attorneys that do estate planning work would do themselves a favor to read this book so they can provide the best legal help possible when providing their services. This book is not a form book, but it provides enough information on the topic that any competent attorney can put together the appropriate Operating Agreement templates in order to carry out what this book explains is possible.
I must say I think the author is to be commended for writing this book. Clearly it is a marketing piece for his law practice. But it is not just that - it provides provides value in a niche that has not been written about before. The book is broken into four parts:
I. Cottages at risk (1-3)
II. Choosing the right path (4-7)
III. Cottage plans in action (8-14)
IV. Creating a cottage legacy (15-16)
And the book is comprised of 16 chapters:
1. Trouble in paradise
2. Avoid the worst: A partition parable
3. Plan for the best: Cottage succession goals
4. How to plan helps save the family cottage
5. No plan? Then 600-year old law controls the cottage
6. Other animals in the property law zoo
7. Short-term solutions
8. Choose the right legal entity for your cottage
9. Welcome to the club
10. When and how to organize the Cottage LLC
11. The cottage safety valve
12. Cottage democracy
13. Scheduling and use
14. Renting the cottage
15. Minimizing the federal tax bite
16. The ultimate gift: A cottage endowment
I found the book a bit repetitive. It was not tightly written. I would have enjoyed it a lot more if the problem of partitions had been stated once up front, and then the book could have moved on. Instead I kept hearing about partitions throughout the book.
In estate planning there is much written about how it is nice to put your major assets in a living trust so the courts (probate court) cannot get involved in the estate settlement process. Whenever courts have to get involved in a matter there is such a loss of control by the litigants. In the instant book, the author explains that it is nice to put your cottage, vacation home, or family retreat into a Limited Liability Company (LLC) so family squabbles down the inheritance line typically won't be mediated by the courts. The other nice thing if the Operating Agreement is drafted well is that there probably won't be family squabbles. What the author proposes is really a good idea. When the original owner of the cottage dies, the beneficiaries of the estate will take title to membership interests in an LLC, not ownership interests in real estate. As a result, partition of real estate interests is not an option in a dispute. 4 stars!

This book was well written, straightforward, and easy for the layperson to understand, as well as someone familiar with the real estate industry. It introduces the reader to real estate terminology and outlines a number of strategies to legitimately increase wealth through real estate. It gives in-depth information on the 1031 exchange, charitable trusts, etc. The author takes excerpts of the tax law to supplement the strategies he outlines, which is helpful and indicates the validity of his suggestions. The case examples give the reader an understanding of how they can make wise choices at various stages of real estate acquisition, ownership, improvement and sales. The author lists conditions necessary to take advantage of the various strategies and plans available, and also includes information on prohibited transactions. He uses tables to illustrate the gains to be made using the strategies, and includes a chapter that takes the reader step-by-step through the process of preparing a wealth strategy. The final chapter is an account of a fictional couple, and their experience in real estate investment, utilizing the strategies provided by the author. I would recommend this to anyone considering an investment in real estate, and also to realtors and other professionals in the industry.

With the current state of our unsteady economy, investing can be a daunting and downright frightening prospect. The average person wants the security of knowing that their investments are working for them in the best possible way. Many people are intimidated by the idea of investing in real estate, but by doing some research, those fears can be alleviated. In fact, by gaining some basic knowledge of tax codes, you will discover that there are many financial opportunities for a savvy investor who knows how to use them to their advantage.
Brian Kline's book provides average people with expert advice and know-how to reap greater profits in real estate investments. Kline delves into the often-confusing world of taxes and fishes out the good stuff - giving readers little known "secrets" to maximize their investments. Essential topics such as depreciation, 1031 exchanges, and capital gains tax are explained in a reader-friendly manner, with plenty of case study examples. The book is also chock-full of charts and portions of the IRS tax codes that provide the beginning investor with practical information and handy references.
This book also has a lot to offer the intermediate investor. The wealth of information devoted to 1031 exchanges alone gives the seasoned investor plenty of new avenues by which to increase their income. The material presented is also up-to-date, with a majority of the tax codes as recent as 2006, which makes this a useful refresher for the advanced investor to skim through for any changes and updates.
Overall, this book serves the needs of the novice and advanced investor alike, who are both looking for ways to use the many real estate tax advantages available to them to accumulate their wealth. This is a book you will refer to over and over again for practical information and deserves a spot on any serious investor's bookshelf.

The first impression is that this book has to be in every decent family, like an encyclopedia, children's photos, and perhaps cable TV. However, like almost every book it has to be studied carefully before we really can decide on placing it among our favorites.
The book definitely has a plan! It covers all major points concerning profits increase. Brian Kline does not make his book easy: he made a formidable research in the area of real estate taxes, retirement plans, charity, trusts and 1031 exchanges. This work is a must-have for those who do not want to play children games selling and buying sand castles. If you play big, you read and work big. There is no escape from that. Like a secret agent, Brian Kline makes a serious analysis and deciphers the tax code. The author helps you make decisive steps to the future profits and welfare. I am sure this book should have fans among professionals and freshmen.
Despite the complexity of the material, the structure of the book is quite simple, so you can navigate easily through the pages. The chapters follow each other in a logical order, providing complete information and connecting the previous chapters, charts, useful hints (case studies) with the following ones. In general, if you want to have your money work for you to its fullest, How to Pay
Little or No Taxes on Your Real Estate Investments will surely be one of your/your family's favorite books.
Frankly, there is one obscure point I would like to dwell upon. As a novice in the trade, I would like this kind of book to be more like a guide, with precise instructions on what I should/must and should not/ must not do to increase profits without any violation of the law. I would like the author to concentrate on what the possible mistakes and problems of the business are and how to escape them or tackle, once they occur. So, the subtitle What Smart Investors Need to Know -- Explained Simply does not truly respond to the need of a novice. If I am Smart, I will not need that huge a book, because I already know how the business works. If I were just a beginner, I'd rather have something really Simple, like a guide that would trail a blaze for me in the world of real estate.
However, from the professional standpoint, Brian Kline's work is great! I would recommend the book to study carefully. I am glad to have read it.

I've been looking into the possibility of real estate investment, but I got concerned about a number of things, including capital gains taxes. When I first saw the title, I was afraid that it was another "get-rich-quick" book. I was delighted to see that it wasn't. The book focuses on how to reduce your taxes legally and how to plan your real estate investments. I appreciated both emphases.
I had never realized that my retirement account could be a source for funds for investing. The book provides careful and detailed advice about the possibilities, limitations, and the pitfalls of doing that. I'm also new enough to real estate that I'd never heard of 1031 exchanges or installment sales before, but those sections were especially clear and in depth. I'd heard of trusts, of course, and was impressed by the wealth of material provided. Another helpful feature was the numerous case studies. I learned a lot from this book.
This isn't a book that you'd pick up for an evening's casual reading, but it is clear and detailed. If you're looking into the possibility of real estate investment, I'd recommend it.

Tax codes don't have to be your enemy -- especially when explained in Brian Kline's "How to Pay Little or No Taxes on Real Estate Investments," which serves as a guide to using existing tax codes to increase profits. The task doesn't have to be difficult either, with Kline's thorough analysis of multiple methods for deferring or eliminating taxes that fit your needs and situations.
The book is heavy with acronyms and financial terms that may confuse the novice investor, but it's the numbers that matter the most -- and make it a worthy read for anyone interested in real estate. Kline translates complex IRS code into ideas that seem as simple as basic arithmetic: an investment + working tax laws to your advantage = profit. Besides outlining and detailing concepts, he also guides the reader through the thorough planning needed to capitalize on them. Useful charts further explain the concepts and examples help guide decision-making, but the case studies have the biggest impact, showing how real people utilized these methods. From Individual Retirement Arrangements to Qualified Retirement Plans to Charitable Remainder Trusts, Kline explains how to maximize capital gains -- and how others did it as well.
Seasoned investors may already be familiar with some of the subject matter, but for first-time investors, the book can be an extremely valuable asset.
