While I don't know Mr. Bronchick, I have been familiar with his training programs for several years and have found them to be of value. As for this particular book, I can't say that I found anything wrong with it -- it is chock full of the time-tested truisms that I've been reading in real estate books for years. If you've never read a book on basic real estate investing this wouldn't be a bad place to start -- I say buy it.

In the spirit of full disclosure, I should say that I am an attorney, real estate broker, investor, trainer, and author of another book on real estate investing that can also be found here on Amazon -- The WealthLoop Series Beginner's Guide to Building Wealth Buying Houses: The Foolproof Roadmap to Real Estate Riches Without the Risks and Hassles of Landlording. It's part of the "WealthLoop Series" and it comes at the issue of "defensive real estate investing" from a fresh perspective that many readers are profiting from nationally.

Might I suggest that you consider buying both Mr. Bronchick's book and the WealthLoop book in order to get a more complete picture of "defensive real estate investing."

Required Reading for Beginners, Highly Recommended for all Real Estate Investors

This is one of those books like "Think & Grow Rich" that will be a classic in its field. Bronhick & Licata share little "how to", but instead focus more on the practical, "in between the lines" advice about investing. This is one of those books that is the glue that holds all the other "niche" books together, putting real estate techniques into real life perspective from a profit or business standpoint.

Great stuff on cash flow. As a landlord, I can tell you that their formulas are right on the money. I liked the "don't get rich quick" advice, and particularly realistic goal setting. The "WOB IN THE MOB NEAR THE BLOB" is classic (got to read it, I don't want to give it away).

This is required reading for beginners, highly recommended for all Real Estate Investors of any level.

Clear, entertaining, and an easy read for newbie investors.

What most impressed me about the book is how they kept the discussions and lessons lively. This made for a much easier read rather than some dry treatise on the subtleties of real estate investment schemes.
The "pop up" style comments by Gary added a break in the proceedings to allow the reader to gather his thoughts and distill what was most important in the particular section.

And, hey, it's a down market, but the book addresses all market conditions and the decision making required in all cases. I echo the sentiments of others that it is as good a place as any for real estate investors to start, and adding techniques that some seasoned veterans have overlooked.

Go buy it!

Things everyone should now before investing in real estate.

This book goes past beginners and average investors. There are some great strategies for the advanced investor.
Bill's and Gary's advice on LLC's and c corps. was worth the price of the book alone. I talked to my cpa and their advice will save me $8000 this year.
From the book I found out I was paying to much for all my real estate investments. This book showed me what not to do.
I did enjoy the real live stories also.
Bonus, in the back of the book there are very helpful real estate forms.

Angus Maddison's The World Economy: A Millennial Perspective is highly unique because of the long historical perspective it brings to the understanding of global economic development and fluctuations. Maddison provides data on population growth, per-capita income, and gross domestic product on regional, national, and global levels for the last 1000 years. The last two centuries receive special attention. For more books on economic development go to my profile and see my Amazon Listmania "Future Studies Reading List."

The best and the brightest on Historical Statistics (I)

In the last few years I have been searching books offering a general overview of the past, and I have realized that many books entitled "History of ...whatever" only provide information about the West, the rest of the world being almost ignored.

Maddison's on world economy is different, it is truly global. It offers historical statistics of the last two thousand years and is to be read together with "The world economy: Historical Statistics " (a combined edition of both volumes is to be published on December 2007). In my opinion this is masterful work that can be savored by the professional historian and educated layperson alike, so my rate is between 5 (content) and 4 (pleasure, sometimes falling to 3, sometimes raising to 5). I highly recommend the two volumes.

Other works whose scope is as amazingly global as Maddison's and which I would suggest reading (hoping that will be of use for those looking for a broad framework to understand ourselves) are the following: 1. Agrarian cultures: "Pre-industrial societies" by Patricia Crone; 2. Government: "The History of Government" by S.E. Finer; 3. Ideas: "Ideas, a History from Fire to Freud", by Peter Watson; 4. Religion: "The Phenomenon of Religion: A Thematic Approach" by Moojan Momen; and 5. War: "War in Human Civilization" by Azar Gat.

Attempting to put numbers on past economic activity is a deeply fraught exercise, as the author freely admits.

That being said, this is a book full of useful information and striking estimates. I know of no better place to get a genuine feel for the economic history of the last millennia, but particularly the last two centuries. There is something to startle or surprise anyone within these pages. A necessary edition to the library of anyone seriously interested in history.

This book is seemingly a culmination of the painstaking works taken by Angus Maddison for decades. As I liked his previous works such as the Phases of Capitalist Development, so I like this book very much. Of course, the book contains many 'guesstimations' that are unacceptable to today's economists' rigor. This is more so when the author ventures into almost two millenia before 1820, for which he did relatively little work previously. But even here the book apparently provides reasonable figures synthesizing existing evidences with a lucid interpretation, providing illuminating starting points for future studies.

Good collection of chronic NO situations and techniques to handle them
Helpful Votes: 0 out of 0 total.
Review Date: 2007-10-14
Were you turned down for a loan, a salary hike, or a promotion? Don't worry. This book has lots of simple techniques to be adopted to turn a NO situation into a YES situation. Most of the examples/content was fettered to career and financial situations. However, some of the techniques can be applied to other situations as well.

If you are a gobbler, it would be hard to make most out of the book. Most of the concepts were conveyed through real life stories. If you miss the stories, you may miss important concepts.

In essence, you can use the simple checklist proposed by the authors to approach all problems - determine the problem, handle one problem at a time, focus on the facts, become an expert, create an environment of trust & turn NO into YES.

The size of the font in this text could have been bigger. Overall, I liked this book very much. I am now exhilarated to read "Die Broke" also :)

Turning No into Yes : Six Steps to Solving Your Financial Problems (So You Can Stop Worrying)
by Stephen M. Pollan, Mark Levine

This book demonstrates to the reader how you can look beyond your cash flow problem to the underlying issues, and then gives sound advice and principles in how to deal with those underlying issues.

In every case the path from no to yes is similar:
1. Determine your problem. Is the loan delayed because the banker doesn't like you, or because your income statement doesn't show enough in the asset column?

2. Make sure your dealing with one problem at a time. Don't try to rework your marketing at the same time that you trim your staff.

3. Focus on facts, Make sure that your own fears and worries aren't blinding you to the way things really are.

4. Become an expert. Immerse yourself in your problem; assemble all of the information you need to understand your needs and wants, as well as those of your opposite number.

5. Create an environment of trust; and, if you need to, Turn NO Into YES.

Now that you know the secrets to the authors principle, you should invest in this book and read hundreds of scenarios , ahowing how this technique can be applied in your life, and eventually become a piece of your self-worth fabric.

This book is like having a motivator, coach, and strategist at your home all of the time.

Highly recommend this book, and suggest you put it in your financial literacy library today!

I bought this book because I was familiar with the authors (I had read their books Die Broke and Live Rich which helped me very much). In the first part of the book, They explain the six step-approach to solve financial problems.I was really looking for a book like this one. We face many kinds of money problems every day. In the past I bought books about logical decision making and none is more useful and well thought than this one. Parts 2,3,4,and 5 give examples on how to use the method. I recommend to read these parts; they can be consulted in the future if are not needed at this time. Also by reading them, the whole concept is better understood and practically the six steps are memorized. Please do not think that you need to behave robot-like and use the entire six steps every time you face a problem. In my opinion, this book teaches that We need to approach every financial problem as much rationally as We can.And The more We try to do it the better We are going to become at it.

When I first ordered Direct Marketing it sat untouched on my desk for several weeks. At two inches thick (I measured it), I was dreading another boring tome that took a thousand words to say what could have been covered in ten. When I finally cracked the cover, I was pleasantly surprised.

Not only is Direct Marketing devoid of fluff, every word is packed with the insight of a gentleman who has obviously earned his knowledge from the school of hard knocks. As I continued to read the fourth edition of Direct Marketing I found that it is more than a book on direct mail, it's an essential read on marketing in general:

* Nash makes it easy to understand the importance and mechanics of marketing measurement and metrics.

* While emphasizing the accountability and predictability of direct marketing, Nash does not discount general marketing knowledge.

* Nash makes planning practical and concise. The chapter on marketing plans is the best coverage of the topic that I've seen.

* The Internet and other interactive vehicles are fully embraced.

In short, if you're a marketing professional, buy this book.

Business Rules Applied to Your Home Life

Ms. Muster writes: Whether you like it or not, you are the person in charge of your life. You are the main decision-maker, planner, manager and scheduler. You ae the only one who can make your dreams come true.

All in all, that's a pretty good summary of a life philosophy.

Ms. Muster reports that she reached a point in her life where being a working mother was causing more stress than she coudl stand. She then started to apply the techniques she had learned in the business environment to her personal life. The single word to describe the technique she follows is 'ORGANIZE.'

At work Ms. Muster is a computer programmer. Perhaps it is the way computers work. They do exactly what you tell them to do, not at all what you want them to do. A program must be organized to operate.

Looking at the book, I suspect that she has had a lot of the little courses that companies give their employees. She shows how to apply techniques such as picking a target for what you want, creating schedules and priorities, time management, analyzing your own goals to be able to reach them.

This is a series of techniques that work for her. They are proven techniques. If applied they will work for home as well as business.

I feel that Peter Schutz has some unique insights to offer on working effectively with people. The book has a narrative style that I found pleasant to read and the style worked nicely with the points that Peter made. I felt the book was more that worth the small investment in time and money to purchase and read. He has had several interesting positions through out his career including his time at Porsche. He's also had some great mentors and coworkers that helped him through some of the tougher times. I could relate to his early engineering background. I did find myself wondering at times when he was going to cut to the chase, but felt he effectively used the intro stories to help bring home his points. I found his business experiences with the very powerful unions in Germany at Porsche to be very interesting. I've already tried his method of how decisions must be made and how they have to be implemented to be effective and he's right. I've also paid attention to his different methods of management, authority and control noted in the book and it definitely makes a difference in the way people respond. I didn't realize till purchasing the book that he now works as a consultant and speaker to help with management/work issues.

I found The Driving Force to be both delightfully engaging as biography and sanely instructive in its discussion of matters relating to business. Mr. Schutz writes in a direct and self-effacing manner, with both wit and conviction; his stories often having the character of parables in that the "lessons" they contain would seem not only applicable to business but to other areas of human interaction and decision making as well. His are not views commonly held, or practiced, by most of today's MBA trained business leaders but, given their many failures and Mr. Schutz's documented successes, perhaps should be. For those interested in management skills, a fascinating history of Porsche's return, and triumph, both in racing and business, or just a good story well told by a man whose own life seems itself to have been a most "extraordinary" journey, I would recommend this book most highly.

Peter Schutz is very very good!

I read this book in two sittings. He did not write this book out of a desire for fortune or fame. He has plenty of both. He wrote this book out of a desire to humbly share some of the things he has learned, and is on point. His focus on accountability, values, and the workers and customers is very similar to some of our other current business heros, such as Herb Kelleher and Michael Dell. This is a must read for any manager, executive, or leader. Or anyone who aspires to something better.

I have read probably 100 books on management/leadership, and this is in the top five.

The author of this book is intelligent and thoughtful in her approach to starting a business. This book is completely different than other books I have read on this topic. Instead of espousing the standard "so you're starting a business" rhetoric, Ms. Bulger helped me to evaluate my goals from a point of view that is more realistic for my particular life. She provides plenty of exercises to help you get through the planning steps of starting a business, and she has many other references that are quite helpful. This book was an excellent source for inspiration on many levels. It challenges the reader to think outside of the narrow path that the step-by-step business development plan suggests. The author provides insightful exercises for the reader to contemplate the desires behind a developing business idea. She also suggests as she believes that there is a greater power out there who has a hand on the successful and sometimes not so successful outcomes that should always be chalked up as learning lessons or blessings in life. It is an amazing and easy read that would be an excellent course requirement for any university business program.

"Ernst & Young Tax Guide 2007" is easy to use with many examples to follow when filling out the 1040 and subsequent forms. The 'white pages' gives you a draft view of each form which allows the user to see just where and how financial records are posted on the forms. This is a convenience so you don't have to go into the IRS website and bring up the form while reading directions or explanations from a large book held in your lap.
The blue information blocks give tips on saving taxes, organizing records to support deductions and problems to be aware of when claiming a specific deduction. The examples are simple and amounts are realistic for the average tax payer. They do not overwhelm the beginner who is opening and operating a new business.
This is an excellent guide to keep on your bottom shelf to use to plan your tax strategies and verify the records you are keeping are adequate. It makes no exaggerated promises which this reviewer finds refreshing.
Artists and authors are covered extensively under the section Self-Employed Entrepreneurs' Tax Guide, which is our major interest.

Steve's first book (Advanced Project Portfolio Management and the PMO with Gerald Kendall) transformed the perception of a PMO from a project cost management/efficiency cop to a potential profit center, raising the bar for most organizations. He (along with Richard Lanza) has pushed the envelope again making the case for the PMO as the best qualified entity for preventing financial losses to the corporation due to project fraud.

The term project fraud may at first seem a harsh characterization of the poor project success rates that most management accepts as the status quo. However, Rollins and Lanza do an excellent job of mapping the COSO Control Framework to the execution of project objectives and the performance of project personnel. They include diagrams, descriptions and questions to assist in the performance of a Project Fraud Risk Assessment. The underlying conclusions are that poor manmagement of project fraud can seriusly hurt corporate business objectives and that the PMO is best suited to perform this function.

This is must reading for PMO Directors struggling to get the visibility and executive blessing needed to effectively fulfill their mission.

Sub-Title: Preventing Project Fraud And Ensuring Sarbanes-Oxley Compliance

Sarbanes-Oxley is one of those things that you really wish Congress had to apply to themselves rather than just imposing it on the rest of us. It has certainly made life interesting. In terms of project management, it's intent is to ensure that a project proceeds to work on its stated mission, correctly utilizing the projects resources, and eliminate improper dealings with project vendors for personal enrichment.

A key problem is to distinguish between fraud and mismanagement, conspiracy and incompetence. An interesting project discussed in the book is the California State Welfare Automation Project where the project was so confused that they still can't say if fraud ocurred. From this example the reporting procedures that may prevent the reocurrance of such situations is developed by looking as many areas where fraud can at least be expected to occur.

This situation wouldn't be so critical if the law weren't written so that people can be put in jail for not instituting proper controls where proper controls are a matter of opinion. This book gives the best analysis of current thinking, subject to change of course as the courts deal with the problem.

As a project manager, I was very interested to read this book. The consequences of unchecked fraudulent activity in the public and private sectors does more than affect the "bottom line." It erodes public confidence in the ability of managers to protect the assets assigned to their care.

Within organizations, fraud robs employees of the resources they need to fulfill their obligations. This book gives project managers, auditors, and fraud investigators a "blueprint" for taking effective collaborative action to both uncover and prevent fraud during the life of projects. Since so much business activity is project-based, it's a wonder we had to wait so long for it.

The book's organization makes it easy to follow the argument that fraud can be dealt with effectively. The Preface clearly states the purpose of the book. Each chapter is divided by important topics within. This is accurately reflected in the table of contents. Each chapter is also neatly summarized at the end. It has a helpful index at the back of the book as well.

The Appendices are helpful, too. They supplement the text by providing a "List of Sarbanes-Oxley Act Sections," "Decision Tree for Software Development Projects," and "Project Fraud Management Policy Template."

The authors have the necessary professional credentials and the extensive experience needed to synthesize the subject matter. They have the all-important credibility to support their contentions.

I thought the book brought together the best of project management and financial auditing to offer concerned professionals a "roadmap" to more control. It provides checklists and guidelines that enable project managers and internal auditors to work together.

The book should, of course, appeal to the above-mentioned professionals. It should also be read and understood by top-level corporate managers who want to make use of available professional skills to effectively fight fraud.
