This book is the perfect start to a career in real estate investments. The author goes into much detail on all the ways of making profits with pre-foreclosures. I highly recommend this to all.

This is an excellent book by Thomas as he thoroughly takes you through the process of purchasing an investment property. He provides a wealth of resources on nearly every aspect of investing by listing websites and addresses.

His forms are great for providing you with an idea for approaching home owners. However, the tone of the letters are some what dismissive--but that's just my opinion.

The only area that needs enhancing is providing one with an idea as to estimate value in the property. He does not provide as much detail as others (i.e., Steve Berges "The Complete Guide to Real Estate Finance for Investment Properties"). With that said, it is an excellent resource and I highly recommend it.

I bought this book and then went to some training in Tennessee and was impressed with all the detail given on how to do a succesfull short sale. I have then applied these techniques in my real estate business to give me one more tool in my arsenal to make money.

Excellent book. Very detailed. Absolutely convincded me that I wanted nothing to with this business. The author demonstrates that it is difficult and tricky business,potentially very lucrative, but not a get rich quick scheme. Since I would like to get rich without this much work, I'll pass on this method. And I truly thank this book for steering me right. I take off one star only for the author's occasional right wing rants. But I guess he's entitled. He worked very hard to get rich, and he shares his secrets openly in an inexpensive book, rather than trying to hoodwink you out of thousands by means of an infomercial. If he's got a few screwball political ideas, God bless him.

I'm no expert when it comes to buying a home, especially the mortgage process. Being that my wife and I will be purchasing our first home in hopefully about six months or so, I decided to become a bit more educated on the subject. This book just happens to be one of four I selected, and it is the one I chose to read first. Simply put, this book is easy to read, entertaining, and gets right to the point. Warren really seems to have a passion for her chosen career. In my opinion, the vast majority of this book simply translates a lot of issues one may be faced with when securing a mortgage for a home purchase/refinance. Regardless of whether or not this advice is 'perfect' or not really doesn't matter much - I feel more confident and informed - able to make good choices in my financing decisions. I highly recommend this book.

We are in the process of buying our first house, and we are so glad to have seen a review of this book in the newspaper. We bought it, read it, and couldn't have made it this far without it. We had few other places to turn for honest, clear, unbiased advice.

Carolyn Warren's book gives countless pieces of vital information about the mortgage process. It gives tips, answers questions, and gave us information about things of which we wouldn't even have been aware otherwise. It truly has been a lifesaver.

What is even more impressive than the book (if that's possible!), however, is the fact that we e-mailed Ms. Warren with a specific question on the off chance that she would receive our message and reply . . . and not only did she respond within a couple of hours but also she offered to look over the GFEs (Good Faith Estimates) we were considering from a few different lenders and tell us which one was the best! AMAZING! We were totally blown away by her offer to do this for us, and her advice was so helpful in making us feel comfortable about the lender we have chosen.

If he hasn't done so already, President Obama should consult Ms. Warren about how to fix the mortgage lending process in the United States. Hers is an important voice advocating a fair, honest, and economically sound road to the American Dream of home-ownership.

I have refinance mortgages at least 7 times in the past and every time thought that I did a great job in seeking out the best deal. WRONG!!! The author even provides a web site with additional help if you have any questions along the way (not that you will because the author does a great job explaining all the pit falls of financing and refinancing.) Just buy it. You won't regret it!

The most valuable contribution that this book has made is a good dissection of the mortgage or refinancing process. Carolyn Warren will educate you, giving you a reasonable "how to" guide for working with lenders when buying or refinancing property. For what should be a straight forward process, loan documents appear to be intentionally confusing. Some inside the lending business have learned how to capitalize upon the confusion and make you give away your money.

Everyone always wants to know what the closing costs will be, and this book reveals that the amount of closing costs should not be an uncertainty, and the loan officer should know a rough number up front. If the loan officer does not know, then somebody is padding somebody's wallet, and the book explains how. Warren also describes why knowing the rate isn't important. The rate itself is yet another way for a lender to potentially steal from you. "Buying down" the interest rate is just another way to put money in somebody's pocket (not yours). Quoting you one rate doesn't necessarily mean that it is the going rate for the day - it is the rate the lender thinks you'll take.

The book explains a number of ways how you can get robbed while buying house. In this market, however, a lot of the questionable practices identified in this book are either gone or reconfigured to look more reputable. You might look over your previous loan documents and find "junk" fees that, had you been better informed, you could have negotiated. Or not. It appears that finding a reputable lender is more than half the battle. Applying for a loan in person may give a person more security than a phone call or an online application. When buying a house, you should understand how interest works - if you don't, then you are in danger of not understanding when someone is hoodwinking you.

If the fees are in question, one thing to consider is that negotiating fees or rates is likely easier said than done. When it comes down to saying "I don't like this fee" it is a battle of the wills, just like it is at a car dealership or the poker table. The loan officer and his or her manager might just stare you down until you buckle or walk out. Warren's recommendation to bring several estimates to the table is likely a good one, because then you've got something to work with and walking away is a real threat. It also depends on whether or not the officer/company you are working with is based on a commission structure. It appears that the commissions are the source of predatory lending evils, which is no surprise. Direct greed is often the source of many problems.

The housing market looks much different than it did when this book was written just a year or two ago. Hopefully a lot of the scum involved in questionable lending practices have fallen away by now (good riddance). Over time this book may serve more value as a historical document explaining how bad it was. Future economists looking for the "why" behind this market slump might get a unique insider's peak from this book, but we can only hope that it gets better from here.

READ THIS BOOK! I have never written a recommendation for a book before but this is so important - I absolutely had to. Since it's the biggest purchase you'll ever make, you must do your homework. I never read the book from cover to cover, just concentrated on the sections that applied to my situation. This book actually saved me thousands of dollars. Your banker or broker will know you've done your homework and they will be less inclined to RIP YOU OFF"

The most amazing thing is the author says to e-mail her your GFE (if you don't know what that is then you need to read the book - because this is where they can nail you), and for a nominal fee, she will make sure it's legit. If she can't save you some money, there's no charge. What do you have to lose?

Late one evening, I e-mailed Carolyn not expecting too much. Much to my surprise, I received a response the next morning. Fortunately - since I had read her book - my GFE looked good. She did tell me that I could get a better interest rate. I told her I was locked in at 6.375 and she told me to have them change it, regardless of the fact that I was locked in and if they wouldn't that I should tell them to find another bank that would. I tried this tactic and it totally worked. Within the next day my rate was down to 6%.

Not only was I able to communicate with the author of the book, but I also saved thousands of dollars and avoided getting ripped off.

This book is wonderful for anyone interested in real estate investing, lots of common sense combined with nuts and bolts background on the business. While it may not all be new as one reviewer mentioned, I've read over 2 dozen real estate books and this one does the best job of packaging all the elements; without out hype or any false promises of get rich quick shortcuts. A genuine article.

Jim Randel shares his 30+ years of real estate experience in this outstanding book. You might not know that he leased Bed, Bath and Beyond space in one of his buildings and they tried to hire him to expand nationwide. He turned down the job. Also, he leased Martha Stewart her first store in the 1980s in Westport, CT. He has closed more than 5,000 transactions as an attorney and is one of the brightest real estate investors in the country. His self-deprecating writing style is refreshing. He once made almost $1,000,000 for an hour long meeting that resulted in a 50/50 split of a brokerage commission. You'll learn more about these stories and much more in "Confessions of a Real Estate Entrepreneur".

You simply must buy this book!

Here is a commercial real estate investment book that doesn't require a degree in finance to keep up with. At the same time it is not too simplistic for experienced investors. I found this a little surprising, considering Randel is a real estate attorney. It doesn't take long to understand what he means by real estate entrepreneur vs. investor. The entrepreneur gets creative and is willing to try things in his market that haven't been tried before. Having no money doesn't stop him, it just encourages more creativity. He isn't satisfied with institutional type returns, but looks to hit the ball out of the park, while still managing his risk.

Each major technique is illustrated with a story that describes a transaction in detail. In the more complex examples, Randel slows down and defines his terms to help us "get it." His deals range from half a million dollars on up to near 50 million. These stories make the book entertaining. I could hardly put it down. Now I have a idea (Randel's) for a commercial office building that could double its value within two to three years, even if the market is flat.

The principles stay the same, it is the applications that change. Learn these principles to apply this year in your market to create returns worthy of a real estate entrepreneur.

This book was assigned as recommended reading for my sales class at UCF. It was an easy read and contains very useful information that is very relevant to our studies. I personally enjoyed this book and will use it as a reference when entering a career in sales. My class also had the great opportunity to have the author (Jeb Blount) visit our class as a guest speaker. Unfortunately I was absent due to illness, however I learned from fellow classmates that his presentation was very well delivered and inspiring. I hope that he speaks again next semester and that I may attend!

Read many books but this is the first time I have actually written a review. The reason...I was so disappointed in the content, the legnth, and the price...I was compelled to write so others may not get fooled. I purchased this book due to all the great reviews here, I am convinced these people must be the authors friends or his network.

The book is full of qoutes by others...not a real problem but to take up an entire page to make the book have more pages?!

This book should be priced as a pamphlet and not as a book!

The substance in the book are weak at best.

I could go on and on. Quite honestly, i'm not trying to be mean to Jeb. He fooled me on this one but won't anymore...sorry Jeb, I expected much more based on the reviews. You're a great marketer

Anyone thinking of buying a house should read this book. It is thousands of dollars worth of advice from an experienced broker for only $13! Randy Johnson gives you all the essential tools and knowledge to make an educated decision about your home and your investment. I'm an MBA grad and a finance professional and found this book offered much info that I had never learned about. Invaluable for anyone - finance professionals or otherwise.

I read all the reviews on Amazon and decided to purchase this drive. A few people did receive drives that did not work properly, but the number was small and would be covered under the warranty. I read that the drive comes formatted with a FAT32 file table. If you use Windows XP SP2 or later or Vista you should immediately reformat the drive to an NTFS file format so you may use larger files and run more efficiently. One reviewer suggested to perform a quick format which takes a fraction of a minute instead of a full format which takes four hours or more. I did this knowing that it would remove all the trial bloatware that Western Digital puts on the drive. If you require it later you may download the software from the Western Digital website at [...] . You may also download a very brief manual from the WDC website,find instructions on reformatting the drive, and obtain support, if necessary.

All of this took a few minutes. I decided to run image backups of the many partitions on my two computers. The Western Digital My Book ran flawlessly. It is a very quiet drive. It took quite a while before I felt any heat coming from the drive. I like this drive so I went and registered it with HP. I found out that I had 899 days left on the warranty. That should be enough time to know if I have any problems.
Since I use this drive for backups only, I turn it off when not performing a backup. It would have been nice to have a switch on the drive instead of having to disconnect the power plug.

I recommend this drive. If I have later problems I will amend this review.

John Tirone HP12c book is 'Awesome and Complete' and his customer support is beyond and above of any author.

After placing my order on line with Amazon, i was immediately contact by the author, John Tirone. He was courteous and helpful. Only after 3 days i received my book in the mail. The book was packed tightly in a padded envelop. The book arrived new and bigger than i had imagined. After my first inspection of the book, i was impressed with the amount of information and clarity that were presented. To my surprise, John included an updated spiral bound manual for the HP12c platinum/anniversary edition.

My first date with the book took me all the way to page 30 in a very short time. The book has ton of lessons with detailed instructions. The best part of the book for me is the 'intrepretation' followed each lesson. In this section John revealed his logic behind the keystroke, stacking, computation of the HP12c. Learning the HP12c cannot be more fun and easy. This book is a must have for all real estate and finance professionals. Too bad HP cannot include this book as a companion to theirs HP12c calculator.

The best thing about owning this book is that it includes John 24/7 customer service hotline. John will answer all your HP12c questions. John will answer non related HP12c questions as well...:). John is not selling books here, he is offering a global classroom and each of his book client is his lifetime registered student.

Many an excellent review has already been posted here, so I really won't go into much other than I've got to face facts. This is a niche manual covering a niche product. The fact that we've even GOT a manual says something to me. The fact that it's an EXCELLENT manual is even better. But the fact that we have an excellent manual supported by someone that has a passion for education and genuinely wants you to be happy with your purchase is just jaw-dropping to me. We've become so ingrained with the thought that products are disposible or accept the fact that customer service is, well, not much in the 'service' department, that when you actually receive a fair product for a fair price it's a shock in 2008.

The manual (and addendum) are worth FAR more than the price charged. Mr. Tirone will have you understanding what HP should have put in their manuals years ago. Flashy it isn't. Rock solid it is.

No question to me at least, this is the manual that should have came with the calculator in the first place. I can't think of a higher compliment than that to extend to this product. Mr. Tirone is also a fantastic resource to have at your disposal should you need further explanation of concepts and applications.

I wish Amazon had 10 stars, I'd use them all.

This is a very comprehensive book for beginners and experienced realtors. It seems to be losely based on the teachings of Mike Ferry by an experienced agent who actually did what he writes. I highly recommend it with one reservation: much of it is very similar to the book The Champion Real Estate Agent written by the same author. If you buy one of the books you don't really need to buy both.

This book does have some usful tips. However, the author is obviously a career salesman. He appears to have grown his career from real estate sales to selling his own products ( seminars, web sites, and sales coaching). He equates financial success by selling, to being a quality agent. His focus seems to be on the typical salesperson's perspective ie. ABC (always be closing), not matching the client to the property they want, like and can aford.

Not Great Satire, but a Good Story

The Almost True Story of Ryan Fisher follows the path of a real estate agent who is struggling until he realizes the power of marketing himself as a Christian. One thing leads to another and he begins attending church, because that's what Christians do. But it doesn't stop there. The real money isn't in selling real estate as a Christian, but in pastoring a church. It isn't long before Ryan Fisher goes off and starts his own church, a church that doesn't offer salvation for free, a church modeled after his own heart, because you see, Ryan Fisher isn't saved.

I was somewhat disappointed when I began reading this book. The Almost True Story of Ryan Fisher has been billed as satire, so I cracked the spine expecting a good satire. The purpose of satire is to point out what is wrong with what people do. It typically shows these actions at an extreme, so that while the story may seem unbelievable, there is no mistaking the real life reference. Rob Stennett does not give us this. In fact, the story is quite believable. Historically, we have seen many lost men go off, start churches without the theological training and attract thousands. In pulpits today, there are preachers who do not believe that God exists. Some even admit this.

Once I wrote the book off as being something less than a good satire, I asked myself, what I thought of it as just a book. This is where the book surprised me. If we look at just the story, The Almost True Story of Ryan Fisher is one of the best written Christian novels that I have read in quite a while. No don't take that to mean that I'm going to go off and start the Rob Stennett fan club, but the simple fact is that he has managed to put together a strong story. The theme for the story is that it is best to be honest. Rob Stennett argues this theme by showing the apparent success of Ryan Fisher through dishonesty, but then contrasting this with his wife's dishonesty, the reaction of a fanatic and the eventual outcome of his dishonesty.

Some writers will have a problem with Rob Stennett's writing. He doesn't follow the rules and hops from one head to the next then back again. The thing I had real trouble with in his writing was that he split sentences across paragraph boundaries and inserted lengthy though sections within those sentences. It makes those sentences very hard to read, which is why most authors don't do that. Zondervan makes many editing and typesetting mistakes with this book, such as leaving the chapter title off of chapter twenty-six. Mistakes happen, though we hope that experienced editors will weed out those mistakes. The problems not withstanding, The Almost True Story of Ryan Fisher is an entertaining book.

Fantastic Novel about a Phony Preacher

This book was so good that I didn't want it to end. It reminds me of Yates' book Revolutionary Road (except this book is better!). Ryan Fisher is a struggling real estate agent who sees a Nightline episode showing Christians passionately worshipping in church. He decides to put a Jesus fish on his advertisements, and his business begins to soar. After visiting a church, he begins to dream of someday having his own successful church, his own empire.

Even though he doesn't believe in God, Ryan Fisher and his wife move to Bartlesville, Oklahoma to start their church. They can't find a place to meet, so they meet in a Chuck E Cheese restaurant (the first worship service is a gut busting, laugh out loud, hilarious scene!)

But Ryan's wife Katherine is struggling with this whole situation. Although the Holy Spirit is not mentioned, you can see how He is trying to awaken Ryan and Katherine to the absurdity and the dishonesty of what they are doing (lying about Ryan's alleged theological training, feelign that the ends justify the means). Ryan goes into this whole enterprise thinking it would be a great way to make money, then tells himself that it is all about the changed lives.

So many amazing things happen along the way that you wonder when this train ride, or train wreck will come to an end, or if it will. The book is a tremendous read and a tremendous ride. Highly recommended!

Are you a Christian? Do you sell real estate? Do you sell real estate to Christians?

If you answered yes to all of these questions, your name just might be Ryan Fisher.

But either way, The Almost True Story of Ryan Fisher is a fantastic book that everyone (including you) should read.

It is a story (fiction) about a man who becomes a Christian to save his real estate business by becoming a real estate agent just for Christians. But along the way he realizes that being a pastor would be an even better Christian endeavor.

From meeting in a chuck-e-cheese to a tent with free popcorn to signing with a worship leader who doubles as a local karaoke favorite to a guest appearance on Oprah, these pages will never stop turning until you finish the story.

Go buy this book right now (seriously, do it) and read it. Because it is soooooo funny and really, really good.

Not for people who think the church is fine as it is.

Stennett's novel seems taken straight from the Jesus-as-sideshow manual for the modern megachurch. With a tongue-in-cheek sincerity that is missing from most novels about faith, Ryan Fisher leads a life that allows us to see the true difficulty in having faith in a media-driven, consumerist society that ignores the pain of life's disappointments.

Be prepared for a different vision of church - one that is both frightening and true - and a gut-check for your own beliefs.

Rob Stennett is truly a gifted satirical writer! Not only can he provoke vivid images of the main character Ryan Fisher, but he also grabs your attention until the last paragraph of the novel. Whether you have grown up in church or have only had a passing acquaintance with organized religion, this book will engage you! I have read it, recommended it, and given it to friends. Read it!

If you want a great book that completely covers all areas of inspecting your house or condominium, then this book is a must. I based my purchase decision on the 5 star ratings this book received many of the Amazon Top 50 Book Reviewers. I knew that those reviews are always valid and real and now I know why this book is so highly rated.

When my house was built I worked alongside the builder to learn as much as I could about construction. If I had this book during that time it would have been a great help since there are areas discussed in the book that my builder never mentioned but obviously a top home inspector would know about. I didn't realize that building codes are only the minimum standards my builder had to oblige by during the home construction. This book opened my eyes to what my builder could have done to go beyond the minimum standards.

This is a great reference for my ongoing maintenance and any repairs needed for my home since this book covers all the topics in detail. There are hundreds of helpful photographs with detailed descriptions of what problems or postive aspects are shown in the photos and how to inspect them in your own home. There is a complete index so I can reference any section I need to without having to search through the 400+ pages to find exactly what I want to know about.

If you need an outstanding reference book for house inspections then this is the one to get!

The primary purpose of this book is to help you become an effective inspector of homes, but the audience is much broader than that. If you own a home or are thinking about buying one, then you should read it. It will help you develop that critical, discerning eye concerning what to look for in spotting flaws in a house.
I spent almost eight years as a construction worker, six where I was the foreman, and have performed many repairs to my own homes. And yet, there was much in the book that I was unaware of. It was a learning experience for me, and it will be for you. Unless you find the perfect house or are already an expert, buying this book and reading it will be time and money that will be returned many times over.

"My Life & 1000 Houses" achieves what few business books do: It reveals the personal challenges and triumphs encountered during the author's quest for financial success. Filled with tips, quips, facts and feats, Mitch Stephen's book entertains, enlightens and inspires. I've read it twice (thus far) and have already applied some of his life's lessons to my own business pursuits. Like a good novel, this book is a joy to read.

The book is great! Mitch showed that success takes massive effort. I got the Audio book and it came with his songs attached.

Mitch despite all odds came out strong and succeeded. I like his current investing model because it's in line with my own investing model.

The book shows his gradual progression from newbie investor to seasoned investor and also highlights his key business and personal experiences along the way.

I also like the way he highlight his failures and his successes which goes to show that success is something we can all achieve if we only commit and spend the time.

Owner Financing is key and Mitch is living proof.

I want everyone reading this to know that I am writing this review without having read any other review. I do believe, however, that there will be a common theme to many of the reviews. The theme is simply that I could not put the book down. I'm sure many others felt the same way.
The story told in this book is very compelling. There are moments that you will be laughing at. There are also moments that you will weep. Mitch is able to paint such a vivid picture that you can actually create a mental picture of his life in your own mind.
One thing for sure that you get out of this book is the belief that everyone truly can fail their way forward to success. This truly is a great book. The songs on the CD are'nt bad either.
